BOARD OF DIRECTORS MEETING MAY 5, 2006
8:30 AM MINUTES

Present: Bill Hughes, Joe Sabatino, Claire Phelen, John Gioia, Jim Townsend, Bob Fitzsimmons, Jeff Nilsson, Tom Murphy, Bob Semer, Terry Miller, Laura Felmore, Chick Petrosino, Dave Phelen.

President Petrosino called the meeting to order at 8:30 AM.

Minutes of the April Board Meeting were approved as presented.

Dennis Murphy will be taking over the electric for the entrances. They are considering solar power.

Chick was very pleased with the assistance that he got from Randy Wright. It was suggested that a thank you note be sent to Mr. Wright for all of his help with the Buzda situation. His reaction time was most admirable.

Joe Sabatino covered for John Gioia at the city council meeting. Parking requirements are at the forefront. Developers will be charged if they cannot provide spaces for parking. Water fees were the next to be discussed. We have a copy of the fees. Alternate transportation fees were discussed. Sidewalks, bike routes etc. are included in this whole program. Copy here for our use. Sidewalks will begin next year on Tripoli.
The censure of Councilman Poole was discussed. Joe presented applications for the Utility Board. He is considering running. Bob Semer will probably consider running as well.

Communications discussion involved the changes in the newsletter. Colors will change and there will more bold trim around the articles to pop them out. We will be cutting down on the repetition of email addresses etc. Column sizes will change to make it more easily read. All of this will save us money as well. It is important that we get more advertisements.

Email needs to be used more as a means of communication. We will send our first big email push in the near future and it will include the water restrictions.

Tom is having a problem with the web site and he will reinstall "Dreamweaver" and begin to fix what he wishes to change.

Joe spoke about the article that he wrote about the deed restrictions for the newsletter. All changes to your home must be submitted to the Architectural Committee for approval 45 days before beginning work. The committee will respond within 30 days.
Motion: We will prepare a legal notification at the lowest cost to go to all property owners known in Section 15. Passed unanimously. Joe and Chick will prepare the letter.

Tom Murphy told us that the audit report has not as yet come to us. We need to generate more revenue. The advertising was the next topic of discussion. Chick will send the price list for advertising to all of the board.

Jeff Nilsson did not have anything extra to say.

Bob Fitzsimmons spoke about his block captain group that gives out new member files and keeps track of welcoming new people.

Jim Townsend spoke about the Neighborhood Watch Program. There are magnetic signs and the program is set up to protect all of the people that work on the tours of the neighborhood. Jim has been in touch with The Sun and they are going to do an article about Neighborhood Watch in BSI.

John Gioia is very concerned about the construction at the Villas on Tripoli. The contractor is not very neat and there is a lot of rubbish blowing around. We will approach Dennis Fraschette about doing something to clean it up.

Bob Semer talked about his ideas for cul de sac recognition. He would like to do a program of some kind to reward the hard working people who care for the cul de sacs.

Claire Phelen mentioned that the Mah Jongg program at the Villas is all set up and ready to go. Our September 15th meeting will be Dessert and Coffee to be held at PGI Civic Center at 7:00 PM. Speaker to be on the topic of Home Owners Insurance in Florida. Dick Keen has volunteered to get us the speaker and perhaps we will try to get Page Kriegel to speak as well. We suggested that perhaps a FEMA update might be good too.
Our BBQ will be 10/22 or 10/29. The meet the candidates program will be in conjunction with PGI Civic Association. November 15th will be our General Meeting.

Bill Hughes spoke about the new WalMart on Jones Loop and showed photos. He also discussed The Loop.

A schedule was set up for Open House Patrols and is as follows:

Terry Miller spoke about the Pepto Bismol House. We will send a letter to all the houses under construction and houses that are sold. We should also have a letter that says congratulations and welcome to the neighborhood and give them the deed restrictions. It really is necessary that we have templates of the various letters that might need to be sent in different cases. Carolyn will need to keep a file of ALL letters, email etc. as a paper trail to protect us for the future.

New Business
Summer and vacation dates should be gotten to the secretary for distribution.
Volunteer list is being approached more aggressively to make the list more useful.
Chick gave an update on Monaco Village. We are in close contact with the owner.
The San Massimo address is being handled by Randy Wright.
The home on Madrid Court will receive a letter concerning the care and upkeep of the property.
